For the last two weeks, I have been completely busy with the road work that’s going on in front of our house and our second house’s drainage line alteration work. So, for me and everyone in my area, they feel like they have started their house construction work again…
Money is flowing like water for the repair task. Again, I need to buy the same products that we already spent on during our house construction.
House construction labour’s payment skyrocketed compared to the price we paid 2 years back. These are the live changes that I’m experiencing now.
During this time, I noticed something that I need to share here.
Not all vendors sell the products at the same discount percentage on the MRP. Discount percentage changes from vendor to vendor for sure.
Here is a live example…
We bought all our house construction products from one of the popular hardware shops near my home. It is a 15-minute walk from my house.
Now, a lot of the new shops have opened near my home. So, for small items, instead of going to our regular shop, I started going to two new shops I could reach on foot in 3 to 5 minutes.
To test their price, I bought the same products from all 3 shops without asking for any discount.
My old shop gave the same product for ₹20
Another two new shops sold the same product for ₹30
The price difference may be small now, but when you are going to construct a house, those small differences can cost a lot.
Actually, it’s the Discount percentage on the MRP.
Once you know this price point, you will know where to buy the rest of the products.
Sometimes this trick may not work in all shops. Some shop owners are smarter than we are.
I noticed a shop owner whose strategy is to give a big discount for the first few times to new users starting their construction.
Once the owner becomes a frequent visitor, he brings the price to the normal shop price. To overcome such shop owners, I recommend keeping track of all the items you purchase. Preferably in an Excel sheet so you can easily compare product prices as and when needed.
If you notice any price increase for the same product, you could ask the shop owner about a price hike. I used to ask our shop vendor if I noticed any such increases. This is only possible if you properly track the price of individual items in an Excel sheet.
I designed an Excel sheet to properly track all house construction-related expenses. If you are interested, check out the link for more details.
